Terms of service

1. Purpose
These terms govern the purchase of the land registry filing and administrative services that Online Apps, S.L. provides through portalregistral.es. The service consists of preparing, checking and filing the request for the chosen document with the competent Land Registry, and delivering to the client the document issued by that Registry.
2. What the price covers
The price shown for each service includes, with applicable VAT, the service fee of Online Apps, S.L. and the registry charges paid to the Registry. The client may carry out the procedure independently through the Association of Registrars' electronic office paying only the official charge; by purchasing from us, the client additionally pays for the filing service.
3. Turnaround times
The times offered — 5 to 7 working days for standard handling, under 24 working hours for urgent and under 4 for very urgent — refer to the time within which we file and process your request, counted from payment confirmation. Issuing the document is a matter for the competent registrar, whose processing is outside our control. If a deadline is exceeded for reasons attributable to us, we will refund the urgency surcharge paid.
4. Client obligations
The client undertakes to provide truthful and sufficient details to identify the property or holder, and to declare accurately the legitimate interest behind the enquiry. Requesting land registry information with false details, or using the information for purposes other than those declared, is the sole responsibility of the client.
5. Negative results
In searches by holder, the answer may be negative: the person or entity may hold no recorded rights. That is a valid response from the Registry, which issues and charges for it, so the service is deemed provided and the amount is not refundable on that basis.
6. Right of withdrawal
As a consumer you have fourteen calendar days to withdraw from the contract without giving a reason. However, since the service is performed immediately, at the point of purchase you are asked to expressly consent to performance beginning and to acknowledge that, once the request has been filed with the Registry and the service fully performed, you lose the right of withdrawal, in accordance with article 103(a) of the consolidated text of the Spanish General Law for the Defence of Consumers and Users. Until the request has been filed, you may withdraw and we will refund you in full.
7. Refunds
We refund in full where we do not file the request, where the Registry cannot identify the property despite having completed the details with you, and where the service is not provided for reasons attributable to us. Refunds are made by the same payment method used, within a maximum of fourteen calendar days.
8. Who appears as applicant, and document content
The document you receive is the one issued and electronically signed by the competent registrar, and is delivered in full and unaltered. Since Online Apps, S.L. files the request on the client's behalf using its own electronic identification, it is this company that appears as the applicant on the document. This affects neither its validity nor its content: the registry information and, where applicable, the secure verification code that allows its authenticity to be checked with the Registry are the same as if the request had been filed directly. If you need the request to be in your own name, you must file it yourself through the Association of Registrars' electronic office using your electronic certificate or Cl@ve.
9. Invoicing
We issue an invoice for our services on request, for which the client must provide their tax details at the time of purchase. The invoice is sent by email.
10. Customer service and complaints
You may direct any query or complaint to soporte@portalregistral.es. We will respond to your complaint within a maximum of one month. As a consumer, you may also use the European Commission's online dispute resolution platform and the competent consumer protection bodies.
11. Governing law
This contract is governed by Spanish law. Where the client is a consumer, the courts of their domicile shall have jurisdiction.
