1. Data controller

2. Data we process and its source
We process the identification and contact details you provide when purchasing (name, surname, email, phone and, where applicable, billing details), the details needed for the filing (property address, registry data, and the name and tax number of the holder the enquiry concerns), the reason or legitimate interest you declare, and technical connection data (IP address, browser, date and time), which we retain as evidence of the contract. Card details are handled directly by the payment provider; we neither receive nor store them.
3. Third-party data
Where the request concerns a property or a holder that is not you, you provide us with a third party's data. You declare that you have a legitimate interest in consulting it, and that interest is communicated to the competent Registry, which assesses it under article 222 of the Spanish Mortgage Act. Please note that the registered holder may learn, through the Registry itself, of the enquiries made about their properties and the interest stated in each one.
4. Purposes and legal bases
We process your data to provide the contracted service and manage the contractual relationship (performance of a contract, art. 6.1.b GDPR); to comply with our tax, accounting and invoicing obligations (legal obligation, art. 6.1.c GDPR); and to handle your enquiries and complaints, prevent payment fraud and defend against claims or chargebacks (legitimate interest, art. 6.1.f GDPR). We will only send you marketing communications with your consent, which you may withdraw at any time.
5. Recipients
In order to provide the service, we communicate strictly necessary data to the Association of Registrars and to the competent Land Registry. In addition, our hosting, email, document storage and payment gateway providers process data on our behalf as processors under a written agreement. No other disclosures are made except where legally required.
6. International transfers
Our providers process data primarily within the European Economic Area. Where a provider involves an international transfer, it is covered by an adequacy decision of the European Commission or by standard contractual clauses, with any additional safeguards required.
7. Retention periods
We retain contract data and delivered documents for the limitation period of any actions arising from the contract, and data of tax relevance for the periods required by tax and commercial legislation, with a minimum of six years. After those periods the data is deleted or anonymised.
8. Your rights
You may exercise your rights of access, rectification, erasure, objection, restriction of processing and portability by writing to soporte@portalregistral.es, stating the right you wish to exercise and enclosing a copy of a document proving your identity. If you believe your request has not been handled properly, you may complain to the Spanish Data Protection Agency (www.aepd.es).
